[Long Biên – Hà Nội] Chuyên viên Phát triển Mặt Bằng

MÔ TẢ CÔNG VIỆC

  • Hỗ trợ đàm phán với chủ nhà để cung cấp đất hoặc mặt bằng cho Phát triển Cửa hàng trung tâm (Store Center – SC) và tạo mặt bằng để vận hành cửa hàng.
  • Chuẩn bị các tài liệu, thông tin cần thiết để thỏa thuận với Chủ sở hữu đất về các vấn đề Đất đai.
  • Hỗ trợ công việc xây dựng diễn ra suôn sẻ
  • Thu thập thông tin cần thiết và kiểm tra tính khả thi của các Dự án Phát triển và Thảo luận với chính quyền địa phương.
  • Xây dựng và cung cấp cho Trung tâm Cửa hàng hoặc Khu vực Phát triển Cửa hàng Quản lý Chung và Chiến lược và đề xuất với Giám đốc Phát triển hoặc Phó Giám đốc Phát triển.
  • Tạo bản đồ vị trí tiềm năng để Phát triển Trung tâm Cửa hàng khi xem xét Chiến lược Khu vực Phát triển Store Center (SC)
  • Hỗ trợ Kế hoạch ROI được đề xuất cho Phát triển và Số tiền đầu tư cho Phát triển, Hỗ trợ các bộ phận khác xây dựng Kế hoạch Bán hàng và Kế hoạch Hoạt động của Cửa hàng / Trung tâm Cửa hàng.
  • Nghiên cứu phương pháp nghiên cứu thị trường và tổng hợp dữ liệu thị trường và các thông tin liên quan cho Kế hoạch phát triển SC,
  • Nghiên cứu và vận hành Hệ thống thông tin bản đồ và nghiên cứu và phân tích Store Center và Store

YÊU CẦU

  • Tốt nghiệp đại học
  • Có kinh nghiệm phát triển/cho thuê mặt bằng lớn từ 3 đến 5 năm hoặc vị trí tương đương
  • Kiến thức về quy trình phát triển Cửa hàng trung tâm
  • Giỏi tiếng Anh nói và viết.
  • Kiến thức để nộp Cơ quan và Giấy phép cần thiết
  • Mạng lưới rộng để phát triển trang web
  • Biết vi tính: Word, Excel, PowerPoint, Outlook và Internet.
  • Kỹ năng giao tiếp và đàm phán mạnh mẽ (cả bằng lời nói và bằng văn bản).

CHẾ ĐỘ ĐÃI NGỘ

  • Làm việc từ 8:30-17:30 T2-T6 ( 1 ngày thứ 7 trong tháng và 1 ngày WFH mỗi tuần )

Working location: KCN Tân Quang, Văn Lâm, Hưng Yên

Primary Objective:

  • Manage all operation of Cross dock section include Receiving, Sorting, Staging according to DC plan and DC role.

Roles and responsibilities:

1. Manage Booking and Receiving from Supplier to DC. Manage Sorting and Staging

– Check, adjust, confirm Booking from Supplier
– Create the inbound volume daily schedule in advantage.
– Monitor the receiving process to make sure receiving data and actual matching together.
– Make sure the receiving capacity of team is utilized by smooth the demand in week or month.
– Make plan in case of the receiving volume over the receiving capacity to meet the business demand.
– Work with MD and suppliers to make all the compliance are followed.

2. Plan and deploy Manpower, Operation, Layout, Working schedule

– Make working schedule for Staffs of team
– Plan Operation, Layout, SOP
– Follow all working procedures, the company’s policies, rules and regulations

3. Detect, solve and take solution for problem. Study to improve operation and capacity

– Manage claim, accident report of loss, problem…
– Support staffs frequently about new issues and find out solution to solve it.

4. Manage Cost of Operation

– Control, calculate, summary, report Cost of Operation

5. Manage KPI, MBO of team

– Create and control KPI for section activities
– Create and control MBO of staffs.
– Do any reports & tasks are assigned by Superior

Qualification and Job Requirements:

Working location: Văn Lâm, Hưng Yên

Primary Objective:

  • Manage Reception / Accounting task at DC according to DC plan and DC role.

Roles and responsibilities:

1. Manage Reception, Checking Document, Invoice…

– Check information in invoice, ensure it correctly, timely and be entered in the system
– Match invoice with PO to run payment of supplier
– Arrange & store invoices tidily, retrieve invoices according HQ’s request
– Issue invoice to supplier for Goods Return/ Transfer Invoice
– Reconcile VAT Invoice between E-Invoice system vs Profit system. Prepare input VAT daily and submitted timely and accurately to the Head Quarter
– Prepare minutes of cancelling and adjusting invoice
– Calculate GRN cost to charge supplier

2. Plan and deploy Manpower, Operation, Layout, Working schedule

– Make working schedule for Staffs of team
– Plan Operation, Layout, SOP

3. Detect, solve and take solution for problem. Study to improve operation and capacity

– Control and adjust wrong price PO in system and ensure not delay payment due to wrong price
– Create MRS transaction for disposal, damaged goods at DC.

I. JOB DESCRIPTION
1. AEON Card activities
– Monitor money, all kind of voucher, promotional goods, promotion gift to make sure they are used properly and for right purposes.
– Brief all subordinates about promotion schemes to ensure clear understanding and proper execution.
– Oversee the resolution of any arising issues regarding locker, VAT invoices and customer point scheme.
– Daily monitor and ensure all working tools and equipment of the section are adequate and in good conditions.
– Resolve customers’ complaints raised by subordinates.
– Monitor all kinds of AEON card section’s reports.
2. Manpower management
– Plan Monthly Division’s duty roster and manpower schedule.
– Ensure sufficient manpower during business in ad-hoc situations.
– Monitor Group Leader(s), General Staff’s attendance and attire.
– Approve duty roster, shift plan raised by Group Leader(s).
– Be responsible for Group Leader(s) and General Staff’s performance.
– Take part in recruitment & selection activities for Division’s staffing.
– Motivate, training and develop staff in order to encourage their professional development.
– Identify potential staff for succession planning purposes.
– Build and promote team work spirit.
3. Rules and Regulations & Other tasks
– Follow all working procedures, the company’s policies, rules and regulations.
– Check, monitor, remind and guide Group Leader(s), General Staff to follow the rules and regulations.
– Opening & closing Store.
– Be on duty and act as Line Manager’s roles when Line Manager’s not present at work (i.e. is on leave or on business trip).
