Job Purpose & Scope of the role:

Development Officer (Research and Planning) is responsible for assistance work of development which is instructed by Deputy Manager and Manager.

Key responsibilities:    

  • Make minutes of meetings
  • Make drafts of letters
  • Correspondence work between related companies and local authorities
  • Assist potential location map for SC Development in consideration of SC Development Area Strategy
  • Assist negotiation with landlords to make the land or space available for SC Development and to make space to operate stores
  • Prepare necessary documents and information for making Agreement with Landowners in Land matters
  • Research competitor information
  • Ride motorbikes and research catchment information
  • Make catchment maps
  • Research infrastructure related to potential sites
  • Study market research methods and compile market data and the related information for SC Development Planning
  • Study and use Map Info System
  • Study and analyze SC and Store P/L

Other duties

Other tasks or responsibilities as assigned by superiors.

[Hanoi Office] Development Executive – GMS Team

KEY RESPONSIBILITIES:

  • Create potential location maps for SC Development in consideration of SC Development Area Strategy
  • Assist negotiation with landlords to make the land or space available for SC Development and make space to operate stores
  • Assist SC Development for its smooth construction, including but not limited to resolving disputes with landowners from time to time
  • Prepare necessary documents and information for making Agreement with Landowners in Land matters
  • Work with and provide SC or GMS Development Area and the Strategy and propose it to Development Manager or Deputy Development Manager
  • Obtain necessary information and check the feasibility of Development Projects
  • Discuss with local authorities
  • Assist the proposed ROI Plan for Development and Investment Amount for Development
  • Assist other departments to make Merchandising Plan and Store/SC Operation Plan.
  • Study & develop market research methods and compile market data and the related information for SC Development Planning
  • Study and operate Map Info System
  • Study and analyze SC and Store P/L

JOB REQUIREMENTS: 

  • University graduate (preferably Finance, Investment, Real Estate, Valuation, Project Management)
  • At least 3 years of experience in relevant fields (site development, real estate, business development, investment advisory, retail consulting)
  • Computer proficiency: Microsoft Office, Outlook (Proficiency in AutoCAD/ MapInfo is highly appreciated)
  • Fluency in English (listening, speaking, writing, and reading)
  • Wide network of site development
  • Strong communication & negotiation skills (both verbal & written).
  • Be detail oriented and able to handle multitasks.
  • Knowledge of SC Development Procedure (Before Handover to Opening Manager)
  • Knowledge of Authority submission and Necessary License

Development Manager (Site Expansion Manager)

Key responsibilities:
– Identify potential location for Shopping Center (SC) & Store Development in consideration of SC & Store Development Area Strategy
– Work out the SC & Store Development Strategy and business volume and business scheme and the methodology of Development
– Work out business feasible study in the market
– Propose business opportunity and return of investment plan (ROI)
– Propose the Mid Term SC and Store’s Development Planning and Annual Strategy for SC and Store’s Development.
– Develop good relationship with private companies or governmental bodies for developing potential site and negotiate with them for SC and Store’s Development.
– Analyze existing SC and store P/L
– Area research such as residential, commercial, existing and future road in new market.
– Competitor research and Catchment research in new market
– Propose SC proto-type (SC structure, Size, Concept, Investment, Layout, Sales) including Tenant Mix of SC
– In order to make sure that the works of officer and consultant are in order, one shall constantly conduct reviewing and analysis on their jobs and give guidance whenever necessary
– Constantly have a good grip on the industry trend, market trend and consumer trend
– Other tasks or responsibilities as assigned by Senior General Manager or General Manager

Job Requirements:

1.Qualifications & Experience:
– University Degree
– Have experience in developing projects by Project transfer, Company transfer or obtaining Land from the Government.
– Have experience in managing over than 10 staffs.
